When a construction team closes out a project, they hand over O&M manuals. Those manuals were written by trades, for trades — organized by construction discipline, not by what a building operator needs to do. The warranties are buried. The compliance deadlines are scattered. The capital costs are unplanned. The person left holding the keys has a filing cabinet, not a program.

Failure Mode 1: The template approach

Structurally correct. Operationally empty. PM schedules with no tasks. Compliance calendars listing everything as TBC. Looks right on paper. Useless in practice.

The construction team has closed out and handed over the O&M documentation. We receive that package and produce a complete FM program — organized, verified, and operational from day one of possession. The standard engagement for owners and housing societies taking possession of new construction.

Post-construction — GC + Owner

A single engagement serving both the general contractor and the owner. The GC receives structured closeout support and a clean handover. The owner receives a complete FM program. The same documentation serves both — handled once, with full conflict-of-interest disclosure upfront.

Pre-construction through Warranty — Owner

Engaged at the IFC drawing stage, we build the FM program skeleton before construction begins, refine it through the build, and finalize it at closeout — continuing through the warranty year. The program is complete and verified before the building is occupied.
